很多人做贷款时，注意力都放在了no closing cost的利率是多少，而忽视了利率哪怕只是少了0.125%的整体节约性上。
先来看此例：Mike和Susan都要向银行借40万的贷款，30年固定利率，假设有两个利率让他们来挑：
- 利率1 =5.0%, no closing cost
- 利率2 =4.875%，$2000 closing cost
Mike毫不犹豫地选了5.0%的利率，而Susan却选了要交费用的利率4.875%：

如果从上面的table单看月供，Mike每个月只比Susan多付了$30，而节省的$2000块贷款费用却非常可观。但是，30年下来，您知道Mike比Susan多付了多少利息钱吗？

也就是说，去掉$2,000的贷款费用，30年后Susan会比Mike节约$8,963! 如果Susan当时选了更低的利率4.75%的话，即便会缴更多的closing cost，但节省的费用将更加可观。
当然，很多人不选4.875%还有一个原因，就是怕万一利率下跌，自己再做重贷时，那2千块的费用就白花了。银行允许借贷人重贷一般是利率比以前的低了0.5%左右，这样的话，借贷人可通过重新贷款而受益。
就让我们假设利率又跌了0.5%，Mike和Susan又重新贷款了，Mike做的还是无费用的重贷：
